That's all wholesaling is, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

Even went so far as to pretend not to be home.

That is not possible. .. but for argument's sake let's pretend you somehow did get one.Because they no longer want to be landlords you assume they are OK with selling below market value?

  ;)We have gotten SOOO many deals because we put it all out there, so yes, absolutely do it.Just ALWAYS after writing content to your site, read it over pretending you are a motivated seller.

The PM we had for some of our properties showed them to whoever asked-we decided there has to be a better way and we ended up ditching the PM-for a variety of reasons.We have also had our fair share of posers-people who work for Fair Housing and other gov't programs pretending to be prospective tenants and hoping to catch LL in the act of discriminating or whatever.Believe me they are calling you too.
