@JD Martin I like your philosophy here.

My philosophy is to fill the space first, then I'll worry about getting the longer term lease later.

That is how passionate people are about their opinions on these topics.Focusing on the topic of real estate investment, I personally believe that people need to spend more time analyzing their personal investment philosophies, temperaments and skill sets before ever looking for a deal... find your "unfair advantage".

My philosophy is then why buy at all if nothing meets my investment criteria. 

So, I understand the mill philosophy; however, I was told today at Coldwell Banker that this may be fitting for my situation since I am looking for part-time and am not basing my career on real-estate as an agent but as an investor.

Some of you may disagree but that's my philosophy, right or wrong.I want to use the 15K, along with borrowing from a private lender, to finance a flip property.

@Clint Koehn - It sounds like you and your partner have two fundamentally different investment philosophies.  

I also find reading philosophy to be a great way to stabilize my mind when I need it.

With the right knowledge and philosophy, you can set yourself up for success.

I don't generally agree with their investment philosophy there, but the emphasis on maximizing savings is really good.
