I am only looking for houses newer than 1980 to avoid any lead paint issues. 

That paint job is pretty epic.

The living room had a vaulted ceiling and tons of cracked drywall seems, which were professionally done and then everything in living room professionally painted, drywall work and painting was $1600 We painted the rest of the house ourselves.

Then write out an "occasional" list such as exterior painting, etc.

I bought a 100 year old house that probably had lead Paint throughout but I didn’t say it had lead Paint because I had never tested for it.

I was originally going to paint the walls, ceiling, buff floors and make sure it’s passes occupancy permit inspection.

Caleb I believe it is we are asking 90k it's worth about 128k it doesn't need any repairs maybe paint but tenants are in place on a monthly lease paying $950.
