Many people online will tell you you can QuickClaim it yourself (which you can), but I always use an attorney. 

I will not respond to online requests but if I am directly asked, I will take Tom T’s advice and state that they rented from me for the 13 months and have paid in full.  

My agreement always calls for prior to close of escrow not a date specific.  

@Zac Gorski review your closing documents carefully 1) if owner occupied mortgage, it usually requires you occupy x days from closing date (ours was 60) so maybe ask insurance and mortgage for extension if needed. 2) does your state have some rule where you can end a lease early to move in?

Then you can respond to "All" and keep the owner abreast of how their current PMC is cooperating.No more than 30 days before the Termination Date, you'll want to send an intro letter to the tenants.
