Ironically, Keller Williams wrote some great investment books such as Millionaire Real Estate Investor, Flip and Hold, but my experience is that the big name brokerages look down on wholesalers and flippers.

You want it located in the complex where it isn't too close to the office and where the route to get to it takes you past common area amenities such as the pool, fitness room, laundry room, outdoor BBQ, dog park, etc so that you can point those out to the prospect on the way.

Lots of growth in this area, and as you are correct to point out, a well educated population, lots of job growth, desirable weather - certainly a number of positives that make this a good market at the moment.Also thanks for the Attorney suggestion - we have been speaking with one recently, and in process of finalizing a meeting next week to iron out last details of operating agreement (a bit backwards, but found 3 good deals very quickly and needed to move quickly) and a few other details.
