Unfortunately, we have our credit reports locked/frozen so it won't verify our identity without removing the freeze and we aren't sure how long that is going to take.

The down side is that each one needs its own corporate tax return, but the upside is that the cost to file was pretty much identical with the series LLC or close enough that it didn't matter.

Do a search and find them.Here is advice I have given numerous times:If you want to go about your real estate business using some arbitrary price per Sf for rehab calculations, be my guest, but good luck being accurate that way.Let’s say you have two identical homes on the same street, both 3 beds, 2 baths and 1500 sf single story, model matches.

But yes, if it meets the ADU definition, you could market the house as having a legal basement ADU, and that should have some value on the market.There are some architects in DC who do a lot of ADUs and particularly English basement units; since the building code is almost identical, I'm sure they'd be well versed in the code particulars.

The two homes are identical for all intents & purposes - 3/2 brick ranches, 1100 square feet.We rehabbed house #2 (subject property) identically to house #1 (february sale of 111k).
