You can have "good" residents and market rent...no need to settle for one or the other. 

Any suggestions on doing a primary residence house swap, creative finance deal?

We would like to avoid putting our primary residence on the line for this.

The house upstate would be my primary residence and i do intend to live there. 

They should be very clear about all the property you sell, including your personal residence or investment property.

Not to say an attorney will be able to pierce the corporate veil, but they will certainly try, anyways.I am an Ohio resident, and I did my own and my wife's directly though the secretary of state.  

In Denver where I invest it's actually a PLUS to not have the other unit considered separate because permits are only allowed for STR if you're renting out your primary residence and I know many folks who put a locking door on part of their home and have a separate external entrance to that part of the house, and rent it out as an AirBNB without it being considered an additional unit by the city.
