Out of 2,500+ investors we have as clients, only a small handful invest as an LLC.I could see the point to an entity if a group of family members or friends were pooling their money to invest in a syndication or several syndications, but outside of that scenario I don’t see the point to it.But don’t listen to us, get competent legal and accounting advice from those licensed to give you proper advice after evaluating your legal and financial situation and risk tolerance.

Many alternative lenders have internal guidelines that prevent against lending on assets with any commercial components.

Hello,I am working on getting started with wholesaling and do not mind working with another serious wholesaler of interest.I connected with an agent on Biggerpockets who claimed to be investor-friendly and knew the wholesale strategies but I think I scared them away when I requested a written agreement to get started.I do not understand why people in the wholesale industry like to talk about working together instead of working with a written agreement. 

My friend is a real estate investor who had an SDIRA account with Vantage IRA out of scottsdale, AZ.

Probably going to pursue the DSCR loan option but if anyone has any suggestions that is COC return friendly, my ears are wide open.Looking forward to connecting with everybody!

@Jaysin Anderson I would also suggest you reach out to @Ricardo Matos; he is an educator, investor, and friend of mine here in Portugal who will have some good insight regarding BRRR here. 

And I don't agree with his interpretation.I would personally love if it was clear and simple and, most importantly, investor-friendly and 1031-friendly and cost seg-friendly.

My DTI was borderline with my wife not employed but having friendly bankers on my side did it.

Aloha Tekoa, The problem with DSCRs is every lender has their own particular sets of rules/guidelines which Devin mentioned above.

With the ascending political narrative, one should expect that in general Landlord-Tenant laws will become less friendly toward landlords.
