"Back door" approaches such as setting up a booth at a trade show or flea market (yes a flea market, laugh if you want but it really does work extremely well) will get you much more exposure, and exposure that is actually meaningful to your clients rather than a piece of paper in the mail.

@David Faulkner  I agree 1000%  if one lives in the high value areas of the US with proven track record of meaningful appreciation and blue chip type properties.the very first thing I think a young investor should do is House hack a 4 plex with a FHA loan.. get 4 doors with 3.5% down and these incredible interest rates.. then look at other options as they arise.

Our REA has recommended simply asking the seller for $$$ back, which I can't imagine will be successful for any meaningful amount.
