@Jake Baker right, if you have clean accurate books this is it, but may also lower you CPA fees. 

Clean up the trailer.  

The Condo base on the last Title Study done in March 2019 is worth 150k the title is clean (it means it does not own any money) but because of the situation can get the private banks open a line of credit. 

Lastly, how do I determine cleaning costs, insurance, etc.

Plus once you are a stay at home mom - that could be your side income, easy to clean them after check outs.   

Not to mention that some have gotten revamped a bit too and cleaned up, I am curious to see what type of future developments hit that area.

I think many will slowly be converted to residential (assuming they ever clean up downtown San Fran).

The end of the lease is coming in a few months and they keep asking to keep the rent the same price because they can’t afford much higher (currently could rent maybe $50-100 more a month on the unit, but would need a lot of repairs, cleaning, and occupancy while I do this so I’m fine being a little under). 

.- This should be obvious, but the space needs to be furnished and immaculately clean.- The nurses prefer to have their own space as opposed to renting a room among other people.
