My model projects these can be without private or individual site water, power, bathrooms, and/ or wifi and still be worthy investments. 

The most powerful is simply keeping your properties in good condition, treating residents with respect, and following the law. 

I understand that this is a weird situation and there is no clean solution, but I see it working.

Hey Maurice, You should ideally work on cleaning up your credit to get the best possible rate, which it sounds like your doing.

Regardless, CA needs to clean up its act or else tech (and film) will eventually get fed up.

Not by the government or of any higher power, but screening should be done regardless considering what we're dealing with. 

Hey @Mike Allen, I use the Schlage Encode Smart Wifi Deadbolts at my STR - one for the front porch door into the property (it's a duplex), a second for the main entry door into the upstairs unit itself, and then one on the supply closet in the unit for our cleaning team.I don't have any third party management software in place at the moment, and therefore can't speak to the integrations at this point in time.

They don't upcharge very much, unless things actually need attention, and they offer things like annual gutter cleaning, which you can agree to each year or pass on.

I urge my fellow lenders to utilize the power of google before they try and put borrowers into less advantageous products like DSCR loans.
