If you do that then same thing the PP to remove the grease and then regrout if you decide to go that route.There are a couple links below about smoke odor that mentions the primer to use to seal the odors.

I can't tell you how many times I've gone to a rental house only to hear the smoke detectors beeping like a Chinese water torture because the they're too lazy to change the batteries.

For example, I had a friend who managed some very slummy properties tell me they had very strict penalties for cigarette smoking.

In the Chicago area $10k will give you a purchase maybe in Robbins, a small, grimey suburb or give you enough to run for the border, rob a cigarette store for 5k more and buy a small sfr in Gary or East Chicago, Indiana.

If I didn't screen potential customers, I'd spend an enormous amount of time chasing smoke.

For people like me that don't have that capital and aren't smoking crack I realize how bad almost all these deals are when you look at the numbers.

Modern electric, accessibility, hard wired smoke and co2 detectors, plumbing, etc, etc. 

Not sure about those two cities, but some require hard-wired, interconnected smoke detectors - costs more to put in than regular battery operated...Also, generally to North Texas:  it gets damn hot down here, so HVAC systems take more of a beating. 

Smoke penetrates everything: insulation, carpets, any unsealed wood framing-interior of cabinets-lite fixtures, hvac system, etc.
