If you do that then same thing the PP to remove the grease and then regrout if you decide to go that route.There are a couple links below about smoke odor that mentions the primer to use to seal the odors.

In the Chicago area $10k will give you a purchase maybe in Robbins, a small, grimey suburb or give you enough to run for the border, rob a cigarette store for 5k more and buy a small sfr in Gary or East Chicago, Indiana.

Not sure about those two cities, but some require hard-wired, interconnected smoke detectors - costs more to put in than regular battery operated...Also, generally to North Texas:  it gets damn hot down here, so HVAC systems take more of a beating.
