Depending how much of the neighborhood is a hot zone for renting rather buying, and which Property type is performing better than the other (meaning 1bd 1ba 2 floor renting out faster and much more consistently than a 2bd 1ba 1 floor), you can make your choice of those factors as well as other ones that impact your decision for what you wanna do with your investment.

And it makes sense that you don't need so many baths, but I liked the thought of building it out like that because I think long-term, there is still value in it if someone wants to buy it and do full coliving or sober living would be ideal.I definitely don't regret having done it that way, but for someone starting out when money is tighter, it's not necessary.

Long and short, when I now look at my "return on Equity" numbers as opposed to my casual on cash return numbers it makes all the sense in the world for me to sell.Wholesalers contact me at least once a month the past 10 years and are always asking if I want to sell one of my properties, but I'll be hard-pressed to ever find a wholesaler that wants to pay me for what these properties are worth and is also willing to buy all the properties in one transaction which is how I'm looking to sell.Given how good our return numbers are here in northeastern Ohio compared to the parts of the country I know that out of state investors would definitely be very interested in in this portfolio.
