I think this is a fair point that 1% is a broad brush that covers up important details.

So when I came into the house, I bought some bleach and Tilex and a stiff scrub brush and scrubbed out the tub, just thinking I'd get it as clean as possible and we'd see where we'd go from there.

So the area and the property will dictate prices more than a broad brushed price adjustment.
