Lower end tenants are more likely to break them and they get standard 2 bulb brushed nickel color ceiling fixtures (~$10/ea).

NEVER keep a rent static on a multi-year lease, NEVER.

Transfer taxes are location based and I would not paint with that broad of a brush. 

(Hint: you don't ASK them when you can come address the repairs - you INFORM them when you will be coming, given proper notice.)I hate to paint people with a broad brush, but inherited tenants almost never work out.

We did one from 1843 that had not seen a paint brush in decades and yes, the paint was lead based. 

If it is corroded put coca cola, with brush or clothe, get it realy wet and leave overnite and it will come out.

It seems there are so many people who barely brush on this and I've heard so many contradictory statements, it's been very difficult to understand what's right. 

FWIW - I've been told when they give you these/ask you for one of these it's a "brush off" - not sure what others' have to say about that here - but 2 or 3 commercial investors in the last month have told me that.
