Layout, material selection, and supplier leads?

Why not send your layout to two different cabinet suppliers(that come recommended from other flippers), and then you can usually tell where your numbers should be.

If not that than how about property supplier as that is what it actually is.

I have seen this question work magic with renters, aerospace suppliers, and children.

I know as a contractor as soon as i get approval on my materials i put in a P.O. with my suppliers to lock in all pricing per the quote they gave me.

You can generally get retail pricing, but without having to pay tax or delivery.For cabinets, find a cabinet company that gets semi-stock boxes from China -- they look like custom cabinets at about a third the cost.For roofing materials, buy the material direct from the supplier and have it delivered to the job -- that way you don't pay markup for the materials through the installer.For granite, find out who the other investors are using.

I've got a great supplier for the flooring which has a 30 year warranty at 72% off retail because of the bulk sales. 

I am curious if as this MM becomes main stream if the prices will fall making it not as profitable.It's a product just like anything else so the more mainstream it is the more suppliers there will be and eventually profit margins will fall sharply due to over-saturation of suppliers when demand stays pretty much flat. 

The builder would have had to sign affidavits at closing that all subs/suppliers had been paid.
