And when signing a lease, I stress that...but in case of emergency (water leak/fire) we may have to enter...but won't do so without calling the tenant at cell and work and leaving a message explaining situation and need to enter.I don't know that pipes freezing is that immediate that it requires the owner to break in.

The problem is my cell phone comes up as my (day job) company's name on land line caller IDs.
