Prices did seem better than DFW, but about 5 years ago when it was on my radar, I never found an area where I thought there was good balance. 

Did they require you blueprints and plans be reviewed and made to conform to their standards?

My plans would require the Village to rezone the property.

Will need to know density, parking requirements, can the building withstand building on top, lot size, future planning etc…. depending on how well the zoning and platting dept plays with others!

Make sure you research rental licensing requirement per municipality as they very greatly and make some cities a real pain to deal with. 

$1,200,000 purchase price and the balance for closing costs, repairs and reserves.There are ways to obtain financing in Mexico, but most sellers are expecting cash deals.

My point is buy n hold requires some time and effort.  

It does cost money and you are required to take classes.

Many states have non-judicial options where if the contract allows for it(most contracts do) then no court involvement is required to foreclose the property.

If it's a commercial/DSCR loan, then licensing may not be required.
