No cheap vinyl replacement windows, no vinyl siding, no cost-effective pressure treated exterior decks, no hanging a ductless mini split off the front of the house, etc., etc.

We all know the stuff flows downhill, so rent a mini ditch digger, get a metal detector, call dog safe, and dog it up and replace it.

If you want a dishwasher installed or maybe a ductless mini split system installed the plumber/HVAC guy will likely do the small amount of electrical work required themselves and not sub it out to an electrician.

Let's assume the base for mine is in the middle or closer to the upper scale since the condition is good and the location is top notch.In this case, however, the bedroom is actually a mini studio since it has a special entrance that other tenants would not use. 

@Christopher Smith I leverage my HELOC all the time to fund projects (kinda like a mini-bank). 

I installed 3 mini-split units for heat &AC in a 3 family.

We lived in one bedroom with a mini fridge and gutted the entire house.

If you clean the place up and mini-flip it and don't add appliances, they will try to get that money back somewhere else in my opinion.
