He will be providing a technical report but here is the gist of his observations.

Anybody who tells you they know what's going to happen in the future based on their astute observations of the past hasn't got a clue what they're talking about.

Any input or ideas of how to structure this would be appreciated or some hindsight observations would be greatly appreciated!

My day job is in education, and I’ve observed that hybrid models and online learning are great for some, but the “college experience” that my little brother wanted is still a big piece of life in the college years, and online classes can be taken from a nice rental near campus.

@Drew Sygit I know someone who flipped a land bank house and it worked well for her but after having observed a few auctions and run some calculations on the actual cost of repairs (much higher than their estimate) I don't think that's the way to go for me.

Any observations or tips on things that helped you fill vacancies with high quality tenants right now? 

Just two cent observation from far away: My son attends Clemson so we have spent time in upstate in the last couple of years. 

Also, i don't mean to sound snarky, I'm just describing my personal observations as i have lived here or a little over 4 years.
