Setting this up today at your age will almost guarantee that you will retire as a multi-millionaire if done right. 

Mine are specific that if air conditioning is provided it does not effect habitability and it is not guaranteed.

If the property is held in a company, you would have personally guaranteed the mortgage ... so they will want your NOAs.They will also want to see copies of your current leases.

I am guessing your state also says they do not guarantee title nor that they are giving you marketable title so the $900 could be for nothing. 

I have a great off market property that is cash flowing over 8% cap rate and has VA guaranteed rents in 6 private (all have exterior entrances) spaces in a SF residence.

Being in a flood plain doesn't mean the property flooded, just like not being a flood plane guarantees no water issues.

Your best bet is to pay down your credit card debt, it isn't sexy but paying it down gives you a guaranteed return of 15% or more depending on your rate, that sounds like a no brainier to me. 

Remediation does seem to be a costly way to clean up the issue, but do you think it is necessary to have professionals clean and have it tested by another mold professional to guarantee the property is mold free?

(my latest was a 5 bedroom,   $920 guaranteed rent, $500 clear cash flow on $60,000 investment) I'm just a retired architectural designer, but I found a unique WWll city with below market and inexpensive homes with huge demand from gov sub Urban dwellers!!!

I will crunch the numbers when we are finished, but I can almost guarantee there would be little to no profit left if we were to hire contractors to do all the work.
