Hello Bigger Pockets World :)I need "big picture" organizational help implementing systems for my business.Here's my business back story:Started an LLC with my Wife and I (50%) and 1 other business partner(50%) in Dec 2012.We own 8 nicer buy and hold rental properties in Wichita, ks that we purchase with HELOCS followed by a 75% refi.

Is there a program you'd recommend for implementing it?

I want to implement the same strategy with a motivated seller but reluctant to have the sellers continue their responsibility for major maintenance concerns (a technique many investors use in their contracts). 

-- most I never even considered doing; many I am now considering implementing for the future!

Real Estate is one of the methods i came across, but the only issue i find there is that implementing a real estate "career" as a teenager is RIDICULOUSLY hard, or at least as i understand it.So what i am here to ask, is if you guys have any hints on how i can start building income, preferably passive, now.

I'm very unorganized by nature so I'm looking for whatever is most simple to implement so I don't get overwhelmed

@Dom Allen Curious to know if you ever implemented wholetailing into your business strategy? 

I do that and it helps, I let them know how many pets I allow and what will not pass on the application.I just got stood up for an appointment yesterday at a house that is 30 min away from where I live, even after I had confirmed with the person one hour before the scheduled meeting, so I would love to implement your strategy....but again, I think I'd be missing out on some people.
