I consistently find properties for my clients that meet the dual goals of profitability and appreciation through processes and an investment team.

Just be smart who you put in as a tenant (ie screen them well)… dual income is better.  

Nothing wrong with using a dual agent as long as you understand they won’t be able to advise you whether the seller will take less money or other privileged information.

@Tereal Wilsonn I'm not sure if Michigan allows dual agency but here in Cali you could buy directly through the listing agent, another agent from the same brokerage as listing agent, or a buyers agent.

To me wholesaling is similar to dual agency where you rep both the buyer and seller and they are aware of it and sign off on it saying they are okay with it.
