I refuse to donate to RPAC or whatever they call it (our lobbying arm) because I think that most of their priorities result from self-interest of REALTORS rather than abiding by our Cannon of Ethics, which requires us to look out for the public above our self-interests.I agree with your take about inexperienced folks fouling it up, but I work with way too many long time real estate agents who foul things up because of lack of knowledge or integrity.

.- The IRS has 3 kinds of audits – [1] a mail audit (where they ask for information on something specific, e.g. please provide proof you donated $3000 to your church in 2016), [2] an in-person audit (where you go into the local IRS office, and provide proof for up to 4 specific things on your return), or [3] a field audit (where they come to your home and/or office, and have the right to go through ALL your bank accounts, and all your records, etc, etc.

I know far too many self-made millionaires (many who are legal immigrants with no family backing or inheritance) in various industries (tech, medicine, RE, finance, etc) and every single one has a nice car, and most have multiple nice (luxury) cars.I don’t know a single self-made millionaire that does not own a luxury vehicle (some buy old ones, but they are still luxury vehicles).I’m talking about those making at minimum top 5% (low to mid 6 figures) to those who are pulling down 7 figure rental income/yr, and donating 8 figures for buildings with their name on it.

They also want to leave the furniture because they don't have the money to ship it.I told them they must find a way to get rid of the furniture, either sell or donate it.The real problem is: this tenant has terrible credit and probably very little money saved (I inherited this tenant when I bought the building), so I won't be surprised if they just leave with no notice and leave everything behind.
