So I have geographic diversity as well as Apartment Class diversity.

Keep in mind diversity of unit types, you don't want 100 new studio units or 50 new 1 BR coming online at the same time. 

I've never seen so much diversity in an area.

There's a diverse job market here that includes banking, manufacturing, healthcare, real estate, and others, which means the real estate market is perhaps a bit more resilient than some other places (not sure about the triangle area).  

Do you like to close more properties for diversity?

There is diverse jobs here which helps keep KC a linear market. 

During my search I've been prioritizing areas with diverse local economies so that they aren't tied to one industry (I like that about Pittsburgh so I'm looking for others like it).
