This way, maintenance, repairs, and taxes are the responsibility of the new owner, while you continue to collect principal and interest, potentially as tax-free income.I'm not a CPA, just a heads-up 😄, but you could possibly avoid capital gains tax with this approach.

Until I get back there, I will continue reporting the lawn and trash issue and notify the landlord. 

I have the same thought process - I will continue to self-manage until it does make sense to spend our time doing it.

Dehumidifiers also run continuously if the space they are in is not sealed well.

It is becoming extremely unsightly as they continue to build and will eventually bring tourism/desirability down (in my opinion).  

That would definitely affect your ability to rent during the winter, if the winters continue to be mild.
