We've scored some awesome beach themed pictures, knick-knacks & chairs (need to be refinished) for a pittance.

The bedroom has a private bath and is coming furnished with a queen bed, night stand, dresser, desk, desk chair, and rug. 

I would pay $1.66M to acquire the business, which would 3x EBITA (~22k avg) + Assets (permits, chairs, tables, etc, $100k).

that does not benefit me in any ways that they get more comfy chairs and nicer desks, or that they hired someone that doesn't really have anything to do with my properties. 

If on a Friday evening the neighbors are sitting on lounge chairs in the front lawn smoking something that is not a cigarette, blasting music, and every so often a car rolls up and some sort of fast transaction/exchange is made, that would be a red flag. 

The game of musical chairs is coming to an end and there are going to be a lot of sellers left without a seat if they don't take action and adjust with this softening market.

It sucks to have to go sit in that dentist chair but it is going to hurt worse if i put it off for longer.

The house might be nice, but when they see the pool with the potted palms, lounge chairs, etc. it always sinks the hooks in.

It's very cluttered, and the purple carpet reminds of a church alter color (but it is very pretty).I did a quick mockup of a less cluttered room, and used Shaw brown colored pet resistant carpet.I put a mushroom colored sofa at one end and an Avocado green and rust chair at the other end.I also put in a minibar and two small (vs one big) log burners (for winter and fall).it might also be nice to have some kind of sound system in the ceiling that can hitch onto your cell phone and play your music from your phone.If you notice rather than paint a wall, I simply used a drapery to color it from end to end.Here I used a muddy looking mustard color with some checkers on it.I also toned down the white window trim to deep brown color, and put some sheers inside to make the house feel bigger.You could also use knotty pine wainscoting in some areas to break up the horizontal-ness of it.
