Both companies are fully integrated.We are in a dozen southeast markets, and I was surprised to read your comment about investing in NW Arkansas. 

I have been listening to the podcasts and reading some of the books and am excited to finally feel comfortable enough in my vision to post here. 

The way I read that clause, if you and the landlord cannot agree on what rooms to paint and the painting is not complete within 3 months then that clause does not take effect.

I'd probably just search for keyword Toledo in the forums and read the plenty of info that is already out there. 

Then you can read a more in-depth book like The Book On Rental Property Investing by Brandon Turner or The Unofficial Guide to Real Estate Investing by Spencer Strauss.2.

I read it in April/May of '23 after the tax season and I swear if I ever meet Tom I am going to give him a big ole Kiss!!!!

I read this last night from “The Book on Rental Property Investing” by Brandon Turner: Break even on cash flow or lose money on cash flow, and you are on a path to financial ruin.I’ll repeat myself one last time: Buy rental properties that offer cash flow today.I’m interested to know whether experienced investors Agree/disagree and why? 

You'd be surprised how often a deal can happen using this strategy but it is also important to run the numbers and make sure your COC return, etc are in line with your expectations.Probably the lowest risk is partnering because a seasoned investor will verify the deal (hence their participation) and likely take care of the initial money required.

Any recommendations you all have in terms of reading, educational meetings, or anything else you find helpful to get a new investor going would be much appreciated.
