I looking get the balling rolling again.

In that case...When I get the most accurate ball park value of the land and I get it under contract what is the process or are there special contracts I need to take it to auction.

I recently teamed up with someone and it has really helped to get the ball rolling . 

Just needing some clarity on the fastest and cheapest way to get the ball rolling on my first purchase or to find out it is not doable without funding it myself (which I can't do).

The property management company had told me this and that they of course gave us a great reference,  but stated it was highly unusual for someone to actually call and do one, stating it never happes but that maybe this ...... group was just really on the ball.

I go and set up the perimeters form my search .The realtor should tell you if you are low balling or simply ask them are my numbers right?

I know that's what I have done in the past and I know those in my market that enjoy that today. but its RELATIONSHIP... not computer TExt and phone.. eye ball to eye ball belly to belly. .buy your lender lunch etc.. to the extent they will give you that time.. create the relationship.

My crystal ball is a bit fuzzy ... if I knew for sure the answer to that one for one I'd be a billionare, and for two not sure I'd share the answer in public forum.
