Looking into the STR market, i would suggest a couple things to include into your property search. 1) the STR market is very saturated here so look for something unique or offer unique amenities to your guests, this will help your property stand out 2) different set of rules for properties located within city limits vs without i.e. outside city limits doesn’t require a permit which the city is cracking down on the amount of STRs on any given street or neighborhood 3) HOA is a big deterrence as a lot of HOAs don’t want any rentals of less than 30 days so an in depth search into covenants and by laws would be doing your due diligence.

it seems if it can be done in one state it should be able to be done across other states…  Doesn’t sound right but something I’d like to learn more about.Good morning @Marian Huish, from my understanding section 8 voucher were originally created to help people buy homes, but it ended up being used for paying rentals.

This is a very fair game I could say, I meant to say in the real world they're just "property management"/REIT that doesn't necessarily have to perform to buy/sell the property to increase NAV.

Any asset you buy that provides income is an investment.Whether the home in your scenario is considered an investment or not really boils down to your goals with the property, but it also doesn't really matter.
