It sounds like you might not know everything to watch out for and have the time so I'd post and mail the 60 day notice not later than March 31 which will cover you for all eventualities.

Sure, lots of homes get hit by tornadoes... but there are 1.7 million homes for the tornado to choose from... so if a couple of hundred homes are impacted by tornadoes in a year, that is 0.00011% of the houses in Oklahoma getting hit... but just like hurricanes it makes for great tv coverage, so it's easy to see where you would try to worry about it.

The hard part is finding a deal for the 1031, but, at least in my market, most of the cash on the sidelines is just watching the MLS just as they always have, so when I put more work in, I am able to make deals that work.
