@Daniel Lozowy you skip trace to find their contact info. a free way to do so is by searching the address via truepeoplesearch.com and matching that to the owner’s name you have. this is how i contact property owners when searching for deals. hope it helps!

If the property is close to the boundary of a Flood Zone, you may want to check it further.  

If you can qualify for the short term rental loophole or real estate professional, you can use depreciation via cost segregation to wipe out a large portion of your tax bill.

If so, is it enough for you to use to acquire more real estate (via cash purchase or down payment)?

Unless you intend to someday transition out of your physician job many physicians find that password investing via syndications is a more hands-off way to diversify your income, and tax in a favored way.
