I'm very anxious to start working on finding my first deal, but I have a few questions about my debt I'm hoping someone can answer for me.My wife and I both have student loan debt, in total about 60k.

I would like to do it in the Chicago area (more-so the Southside where I’m from) or else the surrounding suburbs.I am in the process of currently refinancing my student loans to lower the interest rate.

If you have excellent credit and the only debt you have is student loans you should be ok.

Duplexes around universities in College Station/Bryan, Austin, Lubbock, San Marcos, etc. are good for older college students who want to live off-campus and pay less than they would for a brand new apartment, and provides you with a steady stream of cash flows.

I'd love any other more generic advice (unrelated to the above questions) for a college student if anyone has any!

I like the near east and near west sides of town (close to campus but generally not renting to students).

For example, someone could have a bankruptcy that's a couple years old or medical bills (very common) or high student loans.

If you’re not then use that money to pay off your student loans.
