My concern is that I have been told if the HOA docs have certain language that it could wipe out the first position mortgage.

Just make sure it's reasonable and universal; i.e. don't paint the dining room purple.Good luck!

I am looking at a beautiful 4 bedroom 2 bathroom home with finished basement near a University I would like to rent out for Student housing. 2 miles from a train station, 5 blocks from the University entrance.

A few years back, my teenager graduated from Binghamton University, which is in Binghamton, NY. 

It's located 3 minutes from downtown in a city with a large fortune 500 presence. 5 minutes from the local university, great hospitals, etc.
