And lastly, by doing more of a new build focus you can always exit since you built below market in the area.

The question to ask is:  Is my housing cost better by househacking vs renting.  

Then if they are done by that deadline, I offer a bonus.

Sometimes you can bring to life an old cabinet simply by painting it, putting new hardware on, and maybe updating a light fixture in the room that shines brighter, and not yellow.
