But, I do not want to invest out of state where I can't travel to see the property nor do I have a team or boots anywhere that justifies buying out of State.

But they only travel laterally 3 feet to search for food, typically.

I have several friends who're thinking about getting started in real estate also and I always suggest buying a multi-family and living in one unit and renting the rest.  

I would stick to SE, flights are more inexpensive compare to Midwest something you should factor in most likely at first you might be traveling more than you might like..Best of luck!!!

Making 63k and paying 6k in rent allowed me to save and travel extensively (Went to to Egypt, Australia, etc.). 18 months after graduating from Berkeley, I bought my 5/3 house in DC suburbs - Virginia and I was making $70k+ and collecting $2600 rent to pay 2000 rent (1500 piti on 255k house) and utilities.

That said when I have hired, people from as far south as Salinas and as north as San Jose were willing to travel.

This family travelled on and off for 2 years overseas so do not have a 2 year rental history.  

On the positive I have rights to market myself off the property so I have signage on it that promotes my wholesaling on a high traveled road.
