I will not pretend this was a pure aberration of capricious fate, that there were zero indications beforehand that racist white trash that hates Jews, black people, and immigrants has a widespread presence in my area.

I will tell you Huntsville is tough right now, as the cost per square foot has crossed into ridiculous territory in most of the city area;  there are limited opportunities in C/D class properties and locations;  but a B/C property in an A/B and even some C areas are in negative cash flow territory right now due to the asking price.      

I am a buy and hold investor  I guess without knowing all the numbers, as long as you don't go into negative cashflow territory, then yeah - I agree with what Sarah said.

The amount of debt as a ratio to GDP is in dangerous territory where now there is a negative effect of government spending on return because the interest paid on such debt is at a critical threshold.At best I think we are going into 10-30 years of stagnation as was seen with the "lost decade" in Japan.

Offer out the incentive for those who go above and beyond but its also important have a presence at the property (or property management) for those who don't respect the property or the other tenants.  

In terms of investing in properties its great and the real estate market never really takes a hit in Hampton Roads due to the large millitary presence.

The presence of such retailers ensures we compare affluent neighborhood nationwide.We can use census data (PM me for ref) to determine the areas that are growing the fastest over the period 2000-2015 and then see for each MSA in which postcode those retailers are located.Using Zillow home value data by postcode, it is then possible to retrieve the median price and rent per sqft and figure out the gross rental yield in those most attractive areas.

This is can be dangerous territory however and is generally only recommended for experienced flippers.
