What is the technology that real estate agents want and why?

I'm not in OKC, but with today's technology my clients are all over the country. 

How difficult is bank financing when it is out of state?

I have Associate Degrees from Gwinnett Technical College in Residential Construction Management and Air Conditioning Technology.

I am even building a software tool that bridges my two passions...real estate and technology :)  The tool intelligently and automatically sources awesome deals for real estate investors and I would love my fellow BiggerPocketers to check it out because I am building it to help not only myself, but others too! 

Also technology is incredible, Skype is a great tool to utilize and acts as a face to face with service providers such as title. 

Their technology is good, their personnel are better than most.  

The difficulty (but fortunately the one you as the broker or investor have control over) is the location of the new property.  

Some custodians are far more automated from a technology angle than others and many still require you to complete paper forms for every action.
