I have a small sample size for what its worth.Rent for my C class location has not changed in 4 years (one tenant turnover + 2 lease renewals so far).For my township school rentals rent has gone from $840 to $860 to $880 and another from $1050 to $1060 to $1080 currently (over 4 year span).

Usually you cant ding a tenant for full replacement value for damaged items unless they are brand new - in general you can only charge repair if the item is still in its useful life span.

To fend of the "We grew up with it and we're fine." argument; It is becoming more and more of an issue as the paint reaches the end of it's life span and deteriorates and chalks up or cracks and falls off.

If they still give your problems after explaining on what you are doing than screw them they aren't motivated and move on to the next deal.This has saved me for the last few weeks time and problems because I have bought 2 printers with scanners in a span of 3 months but both don't print which left me with a problem.
