In order to get bonus depreciation for brand new constructed SFR, do we have to get cost segregation from particular professional?

I've got two deals I'm looking at but am only going to do one or the other and wanted to get everybody's thoughtsHouse 1 has1) Has three units2) Cash flows about 300 a month3) In a city with a real estate market that is starting rise and with it being a block over from the historic district stands to be in a good position to have good tenants and some good appreciations4) probably will need a new roof in 3 yearsHouse 2 has1) Has 3 units2) Cash flows about 600 a month3) in a declining neighborhood4) Brand new roof and central AC UnitsWhich one would you all buy?

I'm brand new to real estate investing.

I've pulled the company branding off of our trucks so I can make my truck pull double duty as my 'REALTOR vehicle' and work truck.

I had a brand new rubber roof put on a building I have, in September of 2017.

Hi there, I am wondering can I make profit from buying a brand new house and renting it out after 1 year then sell that house after 5 years if the price goes up significantly?

I suggest they do it so you get materials that they like to work with, every contractor has a preference of brand.

It wasn’t Allstate branded but it was nice to have a one stop shop. 

Does anyone recognize this brand faucet / fixture?
