Contemporary can play oil rubbed, but brushed nickle is a more expected finish.High-end appliances...all stainless...commercial grade, gas cooktop - think Viking or Wolf.  

Hardwood floors will be fine but soft wood like pine will get dented up.

But the flips are great for cash infusions and to help pay for some of the "soft costs" in development.Couple of notes regarding flips and development.1) I think flippers don't know what they don't know.

@Scott Skinger Let me explain, For Option 1, the prepayment penalty will be Yield Maintenance, Option 2 is a Soft Step Down prepay option meaning that in the first 2 years if you refinance or sell you would have to pay a prepayment penalty of 5% of the unpaid balance of the loan, then 4% in years 3 and 4, 3% in years 5 and 6 and so on.

I also change all the light fixtures to brushed nickel flush mount lights (Home Depot 2 pack 22 bucks), change all outlets, switches and plate covers to white, replace old and mismatched carpet and put mini-blinds in all windows. 

Is the mold located on hard surfaces or soft?

I did real wood white shaker with brushed nickel hardware. 

I'll be getting out of this long before I have a need to delegate that.But as we've discussed in the past (and I've benefited greatly from your insight), person-to-person tenant management soft skills become less important once you start moving away from the low C-class stuff I'm in.
