They make a lot more money managing 1000 units horribly than managing 50 units superbly.The property I have acquired in Connecticut is in a good area, I have been blessed with great tenants, I live 2-3 hours away, have a guy that helps me manage the property for $50/month (he mostly shovels snow, mows the lawn, collects rents, goes over lease with tenants), and haven't had to deal with any serious maintenance issues because of the recent renovations I did when I bought the place.

This has giving lot of people a false sense of security about what they are doing and caused properties to be be bid up more than they are worth.From putting a shovel in the ground it takes me around 6 months to build a house.
