I left after one night and stayed in a hotel because it was uncomfortable and I felt that the host was completely disregarding the privacy of her neighbors, if not her local zoning ordinances.Your neighbors have three primary fears:  1)  A fear of a compromise in their privacy and quiet enjoyment of their own homes, 2) A fear of a decline in the values of their own homes because you let yours start looking like a trailer house, and 3) Ted Bundy being a guest one night.Probably the best thing you can do is to go and actually meet the neighbors, shake their hands, assure them that you are going to keep the property top notch at all times, you are going to carefully and meticulously screen your guests out of respect for your neighbors, and, most of all, FOLLOW THROUGH and be a good neighbor.

I have to get a lawyer just to have access to see my son.My question is this: If I have a renter (who has kids) who is not on any bills, or mortgage, and there's no lease or any other sort of written or signed agreement, and I am now in financial dire straights and need to sell the house to pay for lawyers fees, how does this shake out?

Hi,I'm in the process of a BRRRR deal and I have a roof that needs to be replaced.I received 5 quotes so far ranging from 27K to 43K.When I ask why the price is so high the answer is "you have a cedar shake roof under the shingles".Was wondering if someone has some insight what I should be expecting to pay per square for a roof tear off and installation.I'm located in Buffalo NY and I know prices vary but 900$ a square (for the cheaper one) seem outrageous to me.

I know there's a difference between thinking like a homeowner and thinking like an investor but I can't shake the feeling that increasing my mortgage term 11 years, increasing payment almost $400, and essentially wiping out the amount of my payment going towards principle is a bad strategy but I'm hung up on the suggestion that a HELOC will look less desirable to lenders looking at my DTI and cash reserves for future loans.
