Our credit scores are 700 and 800ish, respectively. 

Currently Im offering 20% and 20 points, is that not a good enough return for my ~600 credit score?

Have your own FICO score pulled and be prepared to take notes. 

Reducing your debt will improve your credit score, making you more bankable when the time comes.

Your credit scores will take a hit temporarily when you use them for the rehab, but when you sell the property, you can pay them off.  

This is because maxing out credit cards will bring the credit score down and it could affect you getting the loan at the end. 

If anyone is willing to mentor or provide guidance, it would be incredibly helpful.

Zillow can help you screen tenants for free ensure prospective tenants have;(A) Decent credit (Don't expect an 800-credit score from someone renting a room)(B) 3x or more in income than the monthly rent cost.
