Given I plan on doing a lot of traveling at the same time, I'll probably end up need a property manager running most things (incl. finding tenants).I'm of course going to do more internet searching for a lot of this information and continue doing more research around here over the next couple weeks, but if there's any immediate 'gotchas' I should be watching for or things I should get rolling now because they take time (e.g. setting up appointments to see places, getting mortgages pre-approved).

At the time I thought this was fine and I was working for his company going from site to site to take pictures and hire contractors and manage the flips.Fast forward to October 2017, after several occasions of my bringing up the note and him pushing it back over and over, as well as, trying to convince me to roll the money over to the next investment, I finally the demanded the note be due (as per agreement written in the note).

I for one have been called to the Mat on the Howey test.. and got a Cease and desist and a 5k fine form the state of Oregon.. they were nice to me.. but it cost me an additional 20k in legal fee's LOL.. and I was just like all these folks thinking they can JV notes.. until I was talking to someone on a note JV and that someone told an attorney and the attorney filed a complaint against me..

You generally have 2 sizes of containers 20 footers and 40 footers, and the crazy thing is they are about the same price.I found a company that would  put in roll up doors on each end and a partition in the middle, sand blast, paint and deliver a 40 footer for around $5k.40x8 container is 320sq ft., so $5000/320 gives a price of around $16/sq.ft.

@Steve Vaughan  Steve and I have talked about this and I am thinking that is why Steve has paid off some of those loans with those requirements and from what I hear Steve talking about as his portfolio Matures he has been paying off debt and is not continuing to roll up max debt ..
