Traditional, flipping a home in Historic Preservation Zones (HPZ), can come with great difficulty as these neighborhoods come with an extra set up rules and regulations to ensure that the “historical aspects” are well persevered.

This is a special asset class that has a ton of rules and regulations attached to it. 

I can't imagine a TV or Radio spot.The contract between 2 parties cannot override regulations.

Plus there are also newer regulations about installing fire sprinklers for greater than 50% remodeling.

You need an attorney who understands your local landlord/tenant laws, because regulations vary from state to state.

But you need to work in the HOA numbers and regulations into your calculations.

Hey @Jamie Moore, I have owned 2 VR's in Tahoe (down to 1 now however due to all the permitting regulations going on in South Lake).   

I wonder if this would work in California where everything is over regulated.

You should not be in business or dealing with any tenants until you know all your regulations.
