In addition, there is a Radon mediation system in place but it was installed improperly.We need to do some minor cosmetic work, remove a dilapidated fence and replace the stove and refrigerator which we were clearly aware of and considered in our offer.We have asked the seller to have the mold taken care of and completely remove the knob and tube wiring and replace it.

Here in AZ the inspector meets the landlord and the tenant at the property and does his inspection, it is always a very cordial meeting, they give plenty of notice and he is just checking on the safety of the property (GFI outlets, working smoke detectors, refrigerator, stove and ovens working, cleanliness and doors/windows opening correctly) I have never had one fail the inspection but I am big on safety also.

You do not need to furnish Anything but stove -refrigerator- And maybe dishwasher , They could bring all the rest of their furniture including Washer/ dryer I will let you know it is nearly impossible to find a how to house hacking duplex that will cash flow while you are occupying the premises/ Living in the other side ..
