Open every appliance - just had a comment on a different thread about former tenants who left raw chicken in the washing machine and turned off refrigerator at move-out. 

In addition, there is a Radon mediation system in place but it was installed improperly.We need to do some minor cosmetic work, remove a dilapidated fence and replace the stove and refrigerator which we were clearly aware of and considered in our offer.We have asked the seller to have the mold taken care of and completely remove the knob and tube wiring and replace it.  

Here are the details: Each unit has Two Bedrooms, Attached Garage, Large yard, All living Facilities on one level, Washer and Dryer, Range and Refrigerator, 964 sqft each side, New furnaces 2005 and Roof 2006.

I would go with a large modern refrigerator, freezer on top with no ice maker. 

Here in AZ the inspector meets the landlord and the tenant at the property and does his inspection, it is always a very cordial meeting, they give plenty of notice and he is just checking on the safety of the property (GFI outlets, working smoke detectors,  refrigerator, stove and ovens working, cleanliness and doors/windows opening correctly) I have never had one fail the inspection but I am big on safety also.  

Get rid of all personal touches like photos and everything on the refrigerator and counter tops.

Both units come with w/d, refrigerator, and stove and look good. 

You do not need to furnish Anything but stove -refrigerator- And maybe dishwasher , They could bring all the rest of their furniture including Washer/ dryer I will let you know it is nearly impossible to find a how to house hacking duplex that will cash flow while you are occupying the premises/ Living in the other side ..

It makes no sense to spend $800 on a refrigerator that I can get for $300 on a facebook yardsale page.

Kitchens in San Diego have around $50/month cap expense (a lot to go wrong in a kitchen (refrigerator, stove/oven, garbage disposal, dish washer, plumbing, etc.) and typically need full rehab at 15 to 20 years).
