When I followed up and asked for a specific reason (thinking it might require an additional payment towards principle to put me under the threshold) they wrote back informing me that investment properties do not qualify for automatic termination and that PMI will remain for the life of the loan and if I want to remove it I can look into refinancing. 

Closing costs on seller carried transaction are marginal, payments are collected and preferably administered by a third party and qualifying or documentation required is discretionary to the seller.

However, many of the portfolio lenders will do asset-based lending provided you have qualifying credit and the assets (property) makes sense to them. 

The issues we ran into were being pre-approved for a mortgage much lower than what most houses in our area are selling for, and finding houses that were in our price range did not qualify for conventional mortgages.

My experience (pre-Covid) with section 8 was there were A LOT of people searching for homes with their vouchers but a shortage of landlords either qualified or willing to accept Section 8 tenants.

If 2 other people qualified, I'd be fine with that.

A year ago if you told me that AI would be making calls to qualify leads and set appointments, I would have told you you were crazy.

I am an Assistant Property Manager and we have a few owners who prefer to manage without paying a fee monthly, but they will use us to help secure qualified tenants.
