What makes a self-directed IRA custodian different is that they are not purely connected to the public exchanges and limited to investing in stocks, bonds and funds, but rather have the staff training and paperwork to document the IRA's investment in the more individualized transactions that occur when investing in real estate, notes and other non-traditional assets.

Another hurdle you may run into is that the banks would look at the ownership structure i.e. if it is 100% by a foreign shareholder it makes things even more difficult so they tend to look for domestic owners/partners with 81% ownership (this however, can be changed based on your operating agreement)- not a legal advice just purely from a discussion stand point.

Some will suggest using the listing agent however I would suggest not to use the listing agent but find one that is familiar with the processStan- I think it is purely regional whether HUDS are viable as I bought 30+ homes in 2014 and only 2 were not HUDs

It sounds like what you'd like to do is to buy properties to be used as short-term rentals, which makes total sense (I'd say almost waterfront is much more profitable than waterfront generally speaking, given the lower price tag).Assuming that you're a pure investor, looking at the best risk-adjusted return as opposed to buying the properties for your own use, you could do the following:1.
