I had a friend purchase a Vacation home financed with RBC last year. 

while I totally understand the frustration especially purchasing what was supposed to be a new and ready to go asset, but these things are pretty common so don't feel to discouraged. 

I paid a flat $80 or 90 to MN renters warehouse when I first purchased there because the rent was $2,700.

Hard Money will usually finance 90% of your purchase price and 100% of your repair cost up to 70 or 75% ARV (after repair value).
